Oman’s real estate market clocks RO 833.9 million in deals by April 2025

Oman’s real estate sector continued its upward trajectory in early 2025, with total transactions reaching RO 833.9 million by the end of April — a 9.7% rise compared to the same period in 2024.

MUSCAT : The data highlights growing momentum across multiple segments of the property market, driven by higher mortgage activity and increased sale contract values despite a slight dip in the number of contracts executed.

Fees collected for legal real estate transactions surged by 18.4%, amounting to RO 24.3 million by the end of April 2025, compared to RO 20.5 million in the same period last year. This rise reflects higher transaction values and sustained demand in the sector.

The traded value of sale contracts climbed 13.7%, reaching RO 408.5 million by April 2025. However, the number of sale contracts dipped slightly by 1.4%, totaling 21,087 contracts — down from 21,385 during the same period in 2024.

Mortgage contracts recorded a notable increase, with the traded value rising by 6.1% to RO 421.5 million across 7,164 contracts, compared to RO 397.2 million for 6,482 contracts in April 2024.

Swap contracts, though lower in volume, showed an increase in value. A total of 436 swap contracts worth RO 3.9 million were executed by April 2025, up from RO 3.6 million across 465 contracts in the previous year.

The number of real estate properties issued rose by 1.7%, standing at 73,432 properties by the end of April 2025, compared to 72,181 properties in 2024. Meanwhile, properties issued to citizens of the Gulf Cooperation Council (GCC) declined by 3.9%, registering 394 properties, down from 410 during the same period last year.
