Oman’s real estate market sees 8.3% dip in early 2025

The total value of real estate transactions in Oman fell by 8.3% to RO 362.3 million by the end of February 2025

Muscat: According to data released by the National Centre for Statistics and Information (NCSI), the Sultanate’s real estate sector recorded RO 362.3 million in transactions by February-end 2025, down from RO 394.9 million during the same period in 2024.

Sale contracts took the sharpest hit, with their total value dropping by 18.3% to RO 160.3 million, compared to RO 196.2 million last year. The number of sale contracts also declined by 3.2%, registering 11,177 deals versus 11,543 in February 2024.

Despite the overall dip, some indicators painted a brighter picture. Fees collected from all legal real estate transactions rose by 5.9%, reaching RO 12.3 million, up from RO 11.6 million a year ago.

Mortgage contracts also showed resilience, with their total traded value increasing by 1.8% to RO 200.1 million across 3,416 contracts. This marks a rise from RO 196.5 million and 2,989 contracts recorded in February 2024.

On the flip side, swap contracts saw a decline both in number and value, down to 266 contracts worth RO 1.9 million from 299 contracts worth RO 2.2 million last year.

The number of real estate properties issued showed modest growth, rising by 0.8% to 39,704 properties. Notably, ownership by citizens of the Gulf Cooperation Council (GCC) countries increased by 7.1%, with 227 properties issued by February 2025, compared to 212 properties during the same period in 2024.
