MUSCAT : The projects are being built on an area of 75,000 square meters, in several sectors, including renewable solar energy, petrochemical industries, building materials, warehouses and logistics, and other industrial fields.
Eng. Saeed bin Khalfan Al Shabibi, Acting Director General of Al Mudhaibi Industrial City, stated that the Public Establishment for Industrial Estates (Madayn), in cooperation with its partners, continues to offer incentives and exemptions to attract both local and foreign investors. Since officially opening for investment applications in October 2024, the city has successfully localised 12 projects in key industrial areas.


He explained that the projects invested in the city so far include liquefied and compressed gases production, prefabricated concrete structures, food products, drilling and excavation equipment, automated poultry slaughterhouse, and disinfectant manufacturing, in addition to factories specialising in manufacture of cabins, plastic products, home furniture and cabinetry, electrical and electronic materials, and various cold stores.
He explained that the industrial city extends over an area of approximately 9 million square meters, with the first phase currently under development across 3 million sqm. This initial phase, designated for commercial and industrial use, includes 20 km of paved internal roads with solar-powered lighting; water and irrigation tanks; water, sewage, and fibre optic networks; security fencing and gate systems; a city control and monitoring room; the Masar Investor Services Centre; a pioneering complex with 18 startup factories; and a hydroponic agriculture complex.
The Masar Center is a one-stop hub designed to streamline investment processes by providing all necessary permits, approvals, and licenses under one roof.
Al Shabibi also outlined several general and location-specific incentives, including 30-year renewable leases, five-year income tax exemptions for industrial projects, customs and tax exemptions on machinery and input imports, first and second-year rent exemption, and 50 percent rent reduction for 3–5 years.
He further explained that investment opportunities in Al Mudhaibi Industrial City currently include four 4 closed industrial workshops, five investment opportunities in the agricultural complex, six investment opportunities in renewable energy, three investment opportunities in the residential area, two investment opportunities in the integrated station, and one opportunity in logistics services.
