MUSCAT : The masterplan will be implemented in phases. Developed by Amsterdam-based VMX Architects, it envisions a holistic redevelopment of both the park and the beach, alongside a broader vision for Qurum as a vibrant mixed-use urban district.
The redevelopment will focus on enhancing public access, ecological preservation, and urban connectivity, with a phased approach starting along Qurum Beach Road. It encompasses the integration of residential areas with commercial zones and lush green landscapes, promising a revitalized urban experience.




Qurum Beach, home to the popular ‘Love Road’, is slated for a transformation into a pedestrian-friendly, car-free zone. The proposal includes moving the road behind existing businesses, allowing restaurants and cafes direct access to the beach. The redesigned waterfront will feature shaded walkways, sports facilities, viewing towers, and improved connections to the adjacent mangrove reserve.
The second phase targets Qurum Park, the city’s oldest and most prominent public park. Plans include new cricket, basketball, tennis, and athletics grounds, larger play zones for all age groups, a splash pad, performance venues, themed gardens, and a boating lake. A new network of pathways will unify fragmented sections of the park and turn underused corners into active, functional spaces.
Qurum’s ecological assets are also central to the masterplan. The adjacent nature reserve will be preserved and enhanced with minimal-impact features like bird-watching hides, eco-resorts, and guided mangrove walks. These initiatives align with sustainability goals and promote environmental awareness.
The redevelopment will introduce over 75,000 square meters of new wild landscaping and a 7.5 km network of paths. The surrounding area will be transformed into a dynamic mixed-use zone with residential units, retail outlets, and public amenities, helping to finance and sustain the park upgrades.
The masterplan proposes a significant increase in green spaces, allowing the wadi and mangroves to naturally expand within the urban environment. This ambitious plan is underpinned by a new mixed-use development surrounding the park, which is projected to generate substantial value and ensure the long-term feasibility and sustainability of the masterplan.
