MUSCAT : Data released by the National Centre for Statistics and Information (NCSI) showed that the residential property price index increased by 24.6% year-on-year during the second quarter.
The rise was driven largely by a 28% increase in residential land prices. Apartment prices climbed 17.2%, while villa prices rose 10.8%. Prices of other houses recorded a marginal increase of 0.6%.
Commercial real estate prices also moved higher, with the commercial property price index rising 12.4%. Commercial land prices increased by 19.2%, although shop prices fell 12% and industrial land prices declined 3.9%.

Muscat Governorate led the country in residential land price growth, recording a 40.6% increase compared with the second quarter of 2025. Musandam followed with a 29.1% rise, while North Al Batinah posted an increase of 29%.
Residential land prices also rose by 18.9% in South Al Batinah, 17.3% in North Al Sharqiyah and 16.4% in Dhofar.
South Al Sharqiyah recorded an increase of 14.2%, followed by Al Dakhiliyah at 9.8%, Al Dhahirah at 6.7% and Al Buraimi at 3.1%.
Al Wusta was the only governorate to record a decline, with residential land prices falling 16% during the second quarter of 2026 compared with the same period a year earlier.
