Musstir unveils RO 300 million luxury mountain development in Oman’s Jabal Al Akhdar

Project forms part of the Al Jabal Al Aali masterplan and will feature over 750 villas, wellness retreats and retail spaces.

MUSCAT : Omani developer Musstir unveiled plans for “Musstir Heights,” a luxury mountain residential and lifestyle destination in Jabal Al Akhdar with investments estimated at around RO300 million, as Oman accelerates efforts to attract high-value tourism and real estate investment under Vision 2040.

The project was announced during the Oman Real Estate, Design & Build Exhibition and Conference 2026, being held from May 10–13 at the Oman Convention and Exhibition Centre, where several strategic real estate developments across the Sultanate were showcased.

Musstir Heights will be developed within the “Al Jabal Al Aali” masterplan led by Oman’s Ministry of Housing and Urban Planning in the Wilayat of Al Jabal Al Akhdar in A’Dakhiliyah Governorate.

Spread across more than one million square metres at an elevation of approximately 2,400 metres above sea level, the development is positioned as a premium mountain destination combining luxury residences, wellness tourism and sustainable living.

The company said the destination will include more than 750 luxury villas alongside a wellness retreat, retail boulevard, dining promenade, remote working spaces and integrated leisure facilities designed to create a year-round lifestyle community.

Located in one of Oman’s highest mountain regions, the development benefits from temperatures typically 15 to 20 degrees Celsius cooler than Muscat, offering what the developer described as a unique living and tourism environment in the Gulf region.

The project reflects growing investor interest in Oman’s real estate and tourism sectors following reforms allowing wider foreign ownership and ongoing government-led urban development initiatives.

Musstir said the development aligns with Oman Vision 2040 objectives aimed at diversifying the economy, attracting strategic investment and enhancing quality of life through sustainable urban projects.

Dr. Mohammed Al Barwani, Chairman of Mohammed Al Barwani Group, said the project represents “a defining milestone” in the company’s strategy to deliver internationally benchmarked developments that integrate sustainability with Oman’s cultural and natural identity.
