Muscat: Residential land prices led the charge with a 6.5% increase, while apartment prices jumped a striking 17%. Villas also saw a rise of 6.4%, and other housing types grew by 2.2%.
Quarter-on-quarter, the general residential real estate price index rose by 5.5% compared to Q4 2024. Land prices increased by 5.5%, apartments by 4.3%, villas by 4.5%, and other homes surged by 13.4%.
At the governorate level, Muscat topped the list with the highest increase in residential land prices, surging 17.4% in Q1 2025 compared to Q1 2024. Musandam followed at 12.8%, North Al Batinah at 7.3%, South Al Batinah at 6.1%, and Dhofar at 6%. South Al Sharqiyah also recorded a moderate rise of 3.4%.

However, not all governorates experienced growth. Al Buraimi recorded a steep 35.1% drop in residential land prices, followed by Al Dhahirah at 25.3%, Al Wusta at 20.4%, Al Dakhiliyah at 3.7%, and North Al Sharqiyah with a slight decline of 0.8%.
