MUSCAT : Salem bin Ali Al Siyabi, Chairman of Al Abrar Real Estate (the main developer of Al Wafa District), confirmed that the first phase of the development, which began in September 2024, will see the completion of 470 residential units, including standalone villas, townhouses, and apartments of various sizes.

These units will be part of a larger five-phase project with a total estimated cost of RO 280 million. The first phase will be completed alongside the development of crucial infrastructure such as road networks, telecommunications, water, sewage, electricity, and lighting across Sultan Haitham City.

Siyabi pointed out that the project is progressing swiftly, and the infrastructure services to be fully operational by mid-2026, coinciding with the handover of the first phase units.

The rapid pace of construction has generated high demand, particularly for the second phase villas, with both Omanis and expatriates showing strong interest after the announcement of sales in November 2024. Sales for the first phase units have already surpassed 96 percent, and the second phase sales are expected to launch soon.

To further support potential buyers, Al Abrar Real Estate has introduced new financial facilities, extending the financing period for buyers up to five years, as opposed to the original three-year plan. Additionally, discounts of up to 15 percent are being offered based on the repayment period, along with special Ramadan offers for unit furnishings.

Siyabi stated that the Sultan Haitham City project, along with other future urban developments across Oman, plays a vital role in meeting the growing population’s housing needs. It also aligns with Oman’s increasing appeal as a safe investment destination for both regional and international investors.

Jamal bin Nasser Al Hadi, official spokesperson for the Ministry of Housing and Urban Planning, praised the construction work in Al-Wafa District, highlighting it as a model of successful public-private sector collaboration. He noted that the district’s development, along with its integrated infrastructure, is set to elevate the city’s status as a modern urban destination that meets future housing and development needs.

One of the key government projects planned for Al Wafa District is a public school complex, a major shift in the public education system in collaboration with the Ministry of Education. This project is designed to enhance educational services and align with the vision of creating a comprehensive urban environment within the city.

Jamal Hadi also pointed out that Sultan Haitham City is evolving into a well-planned, rapidly executed urban area that represents a qualitative transformation in urban development in Oman. The project aims to create a balanced living environment that meets the aspirations of residents while boosting Oman’s attractiveness as both an investment and residential destination.

Sultan Haitham City, covering approximately 14.8 million square meters, is planned to accommodate 100,000 residents across 19 integrated districts. The city’s development will unfold in four phases, with the project expected to be completed by 2045.
