Muscat: His Excellency Mahmoud bin Yahya Al Dhahli, Governor of North Al Sharqiyah, emphasized the importance of the Ministry’s qualitative initiatives in urban renewal. In collaboration with the General Directorate of Housing and Urban Planning, these projects are set to enhance the region’s tourism and economic potential, fostering sustainable development.
Al Dhahli noted that the ministry’s strategy significantly improves housing services. Key initiatives include the reorganization of white land plans and the innovative “Replace Your Land” service, ensuring that integrated housing solutions align with the aspirations of citizens and investors. The governorate is leveraging its geographical advantages to cater to the diverse needs of its communities.
Salem bin Ali Al Balushi, Director General of the General Directorate of Housing and Urban Planning, reported a surge in real estate activity, with 71 usufruct contracts signed in the first half of 2024 across various sectors. These include 28 agricultural, 13 commercial, and 27 industrial contracts, reflecting a robust demand in the housing market.

Fieldwork has already commenced on the “Al-Samou Neighborhood” project in Al-Mudhaibi, covering 258 square kilometers and featuring an investment of approximately RO 2 million. This integrated residential community will offer public facilities, playgrounds, walkways, and green spaces, promoting a high quality of life for residents. Additionally, the “Al-Muntarib Neighborhood” in Bidiya has been approved for auction, further expanding residential opportunities.
Among the standout urban renewal projects is the Al Mudhaib Market initiative in Al Qabil, designed to enhance infrastructure and encourage property investment through modern architectural styles. The project aims to improve open spaces and pedestrian paths, blending heritage preservation with contemporary development.
North Al Sharqiyah is also witnessing several housing projects tailored for citizens. These include the “Hayl Al Qash” project in Dima and Al Taiyyin, featuring 24 units at a cost exceeding 1.06 million Omani riyals, and the “Al Rahibat Village” project in Al Qabil, comprising 45 units valued at RO 2.4 million. Additional projects like “Hayl Al Kafoof” and “Al Raki” further demonstrate the governorate’s commitment to providing suitable housing options.
